Raised $12M to purchase 800 acres; successfully planned, zoned, and sold the property for $27M Negotiated, drafted, signed, and closed a real estate contract that returned 200% profit in less than two years
Persuaded property owners to sell beachfront property on South Padre Island, Texas, that was previously represented as "not for sale," and sold the property for a 100% profit one year later. Established the building line, gained zoning approval, and obtained sewer/water permits.
Co-pioneered the retail suite business, a nationwide industry, by overseeing the construction of large, full-service retail suites operating within the landlord-tenant framework, generating more than in annual gross income.
Developed, managed, and sold apartment developments returning a 250% profit.
Modified contract provisions referring to 6 months' free rent and of tenant finish-out into 18 months of free rent plus the of finish-out based on a Breach of Contract claim.
Directed leasing, tenant relations, incentive programs and property management for numerous apartment projects with 95% retention and optimized occupancy.
